Industrial-grade coatings for warehouses, retail, restaurants, medical, and manufacturing facilities.

◆ OSHA-Compliant Systems
Why Commercial

Built for
Business.

Commercial floors face demands that residential coatings simply aren't built to handle — constant forklift traffic, chemical spills, high-volume foot traffic, and strict regulatory requirements. A system that works in a garage will fail in a warehouse within months.

Beach Construction's commercial systems are engineered for these environments. We spec the right coating thickness, aggregate, and chemistry for your facility type, and every install exceeds OSHA surface traction standards. We also work around your schedule to minimize operational downtime.

Commercial Systems.

Every facility type has unique demands. We spec the right system for your environment from day one.

Warehouse & Industrial Epoxy

Heavy-duty 100% solids epoxy systems rated for forklift traffic and impact loads. Available in safety colors with demarcation striping for aisle and hazard marking to meet OSHA requirements.

Retail & Showroom Floors

High-gloss decorative systems that look professional under retail lighting and hold up to shopping cart wheels and constant foot traffic. Metallic and flake options available for brand-aligned aesthetics.

Restaurant & Commercial Kitchen

FDA-compliant quartz broadcast or urethane cement systems with coved base detail for seamless wall-to-floor transition. Impervious to grease, cleaners, and thermal shock from steam cleaning.

Medical & Healthcare

Seamless, non-porous surfaces that eliminate grout lines and harboring points for bacteria. Antimicrobial additive options available. Easy to sanitize and compliant with healthcare facility standards.

Manufacturing & Chemical Resistance

Novolac epoxy and urethane systems engineered for chemical exposure, thermal cycling, and heavy production environments. Specified by chemical resistance charts for your specific chemicals on site.

Garage & Vehicle Bays

Hot-tire rated polyaspartic topcoat systems that resist lift fluid, oil, and tire marks. Designed for auto shops, fleet facilities, and dealership service bays where vehicles are in constant contact with the floor.

Minimal Business Disruption

We understand that a commercial facility can't simply shut down for days at a time. Beach Construction offers phased installation scheduling, weekend and overnight work, and section-by-section sequencing so your operation stays running while your floor gets done right.

We coordinate with your facility manager before the project starts to build a schedule that works for your business, not just for us.

Our Process

How It
Works.

01
Assessment & Planning

On-site walk-through to assess slab condition, identify traffic patterns, document chemical exposure points, and confirm regulatory requirements for your facility type.

02
Surface Prep — Shot Blast

Industrial-grade shot blasting creates the mechanical bond profile required for heavy commercial systems. All contamination, oils, and existing coatings are fully removed.

03
Moisture Mitigation

Where required, a vapor mitigation primer is applied before any coating to prevent hydrostatic pressure from pushing moisture through and causing delamination.

04
Primer + Base Coat

Commercial-spec primer penetrates the prepared surface. Base coat is applied at specified thickness using notch squeegee and back-roll for full coverage.

05
Broadcast & Topcoat

Aggregate or flake is broadcast for slip resistance. A durable polyaspartic or polyurea topcoat is applied and safety striping is completed to your layout spec.

06
Final Inspection

Full walkthrough with your facility manager. We document the install, provide care guidelines, and issue your written 11-month warranty.

Most commercial projects run 2–3 days for a standard open floor plate. Larger facilities or multi-zone projects are phased across multiple days or weekends. We provide a firm timeline in your quote so you can plan around it.
Yes. We regularly schedule weekend starts, overnight shifts, and phased section-by-section installs for businesses that can't fully close during the project. Just let us know your operational constraints during the assessment and we'll build a schedule that works.
All our commercial systems meet or exceed OSHA slip resistance standards (OSHA 1926.502). We can also install safety demarcation striping for pedestrian lanes, hazard zones, and equipment staging areas to match your facility's safety layout.
For forklift environments, we use 100% solids epoxy at 10–20 mil DFT (dry film thickness) — well above the minimum for wheeled equipment. We specify the system based on your forklift type, load capacity, and traffic frequency. Propane and electric forklifts have different requirements that we account for.
We carry chemical resistance charts for our novolac epoxy and urethane cement systems and can cross-reference them against your specific chemicals. For manufacturing or processing facilities, share your chemical exposure list during the assessment and we'll spec the appropriate system. General acid and alkali resistance is standard on commercial systems.
